In keeping my ear to the track to aid you in your quest to find exceptional opportunities to own Active Adult 4 Less, I occasionally come across something extra ordinary.  I have some really big, exciting and money saving news for you! 

This installment, Part X, is a departure from the previous Parts I – IX wherein I referenced several different communities in each part.  This part is so dynamic that I have just one community to tell you about.  Read on and you’ll see why…

It’s true that one man’s pain is often another man’s gain and that phenomenon has begun to happen across our great land within the building industry.  The surviving builders and developers have begun picking up the pieces of those ill-fated companies felled by the past mortgage meltdown and market correction.   

Such is the good fortune of Avatar Holdings who last fall acquired the defunct Seasons at Tradition development in Port St. Lucie, Florida as a result the demise of the former builder/developer, Levitt & Sons.

Seasons is a 55+ development within the master planned community called Tradition (hence the name Seasons at Tradition) and is one of seven residential neighborhoods altogether within the community.

Here’s where you have the opportunity to cash in.  The new developer of Seasons is blowing out a number of ‘spec’ (completed, new) homes and furnished models that the previous developer left behind.  They gain because the sale of those spec homes and models equates to a big initial influx of revenue to offset their acquisition, and YOU GAIN because their blow-out prices are absolutely UNBELIEVABLE!!

Altogether they are selling off a total of 86 spec homes (of which 24 have already sold in 14 days) plus more than a dozen furnished models (most with upgrades to the hilt) plus - many of the models have pools and some are on great waterfront lots!

Now for the blow-out pricing…  There are 2 spec homes each unbelievably priced at just $89,900 and another one priced at only $99,900.  Most of the remaining 59 homes are priced between $100,000 and $150,000.  There are a few of the specs priced from $150,000 to $200,000.  (Original pricing on the homes when the Levitt & Sons were selling them was from the $300’s to the $400’s.)  By the way, the homes are all single family detached, with livable square footage ranging from 1,500 to over 2,900!  

 With out a doubt they represent some of the greatest examples of Active Adult 4 Less that I have ever come across since I began this ongoing article.  Are you excited about this???  Here are some details about the community which will allow you to fully comprehend just why those are such great home values. 

Seasons at Tradition is a gated 488 acre adult community within the 8,300 acre master planned mixed-use community of Tradition.  The Seasons at Tradition development is planned for an eventual total of 1,208 homes and after the completed spec homes and models are sold off, Avatar will have 1,000 lots to build on. 

If you are lucky enough to purchase one of the specs or models you will join about 90 current residents currently living there.  The developer has future plans to build a neighborhood resident clubhouse with swimming and fitness facilities within Seasons at Tradition.

Tradition (the master plan) touts a host of amenities including neighborhood parks and schools, walking and biking trails and retail in Tradition Square (the town center that also hosts a year-round calendar of concerts, seasonal festivals as well as many other events and activities!
