Active Adult 4 Less, Part XXII

In this, my 22nd Part of Active Adult 4 Less, we’re talkin’ Texas!  Bigger in size than many countries Texas is a state that offers diverse choices from oceanfront to lakeside, to big city, small town or the wide open plains.  It also has a lot to offer in the way of age-restricted and active lifestyle communities.

I researched the web site of a well known national builder that specializes in 55+ active adult and active lifestyle communities and was delighted to find that they are offering prices starting at well below $150,000 in all 4 of their communities.

I discovered number of other builders throughout Texas that are offering similar pricing.  It is also possible to find great resale home values within completed communities.

Frisco Lakes (Frisco) is a 55+ active adult community that is situated about 25 miles north of the Dallas/Ft. Worth metroplex.  The community has been selling for about 5 years and has over a thousand homes built of the planned 2,400 total.

Amenities abound within the community: The Village Center, a 28,000 square foot facility features indoor heated and outdoor pools, two hot tubs, fitness center, aerobics, library, billiards, arts and crafts room and multipurpose space for card clubs, etc.

Outdoor recreation can be enjoyed with miles of bike and walking trails, 18-hole championship golf course, 7,400 sq ft. golf clubhouse & grill, tennis courts and bocce ball courts. The lifestyle director coordinates special events, trips, hobby groups and more.

Oh, and the prices for a new home start at just $146,990!

Pecan Plantation (Granbury) is located southwest of Fort Worth and is a well established riverfront gated Country Club community that features golf, tennis, swimming, boating, walking trails, equestrian riding arena, a marina, and even a 3,600 foot landing strip!  As well as posh single family homes in the $300’s to $700’s there are townhomes and condominiums priced within the $100’s.

The 4,000+ acre community began development in the 1970’s and has been family owned and operated since inception.  It is an all-ages community of about 5,600 residents of which about 650 are of school age.

By the way, if you are nuts about pecans there is also a 1,600+ acre working pecan plantation adjacent to the community!

Sun City Texas (Georgetown) is just a short distance outside of Austin and has all of the trappings that are synonymous with the name.  If you are searching to find Active Adult 4 Less then consider this gated golf community.  With indoor and outdoor swimming pools, water sports, indoor and outdoor walking tracks, performing arts, a Lifelong Learning Academy and a wellness program what more could you ask for?

Well, OK then, how about new homes starting from $139,990 or how about a like new resale for under $135,000?

Robson Ranch (Denton) is a 55+ age-restricted community that will have a total of 7,200 homes upon completion.  Here are some of the high points:

  • 2,700 acre master planned residential and golf community

  • Gated golf course and non-golf course home sites

  • Luxurious Clubhouse and auditorium

  • Restaurant, Lounge and Pro Shop

  • Sports Club featuring 2 Outdoor Pools, Indoor Pool with lap lanes, Multi purpose gymnasium, state of the art fitness equipment, luxurious Men’s and Women’s lockers, Spas, Dry and Wet Saunas and Salon Services.
