In my ongoing effort to help you find the greatest housing and lifestyle options for the very best values, I began my last installment (Part XIV) of Active Adult 4 Less with highlights and updates from my first 4 installments of the series. 

It is my pleasure now to carry on as we revisit communities highlighted in Parts V through VIII.  (I have also updated the information herewith to reflect the new lower prices that the developers and sellers are now offering!) 

In Part V we traveled across the Central and Southern United States stopping first in tax friendly Tennessee at Fairfield Glade (see their In-Depth Community Review in this edition of Active Living Newsletter). 

It is an active lifestyle playground of more than 12,000 wooded acres offering plenty of golf plus 11 private lakes, as well as tennis, a fitness/wellness center and an indoor lap pool.

Over Texas way you’ll find a popular 55+ development in the greater Dallas/Ft. Southern Arizona has long been a Mecca for active adult retirees, and builders of such communities have capitalized on that fact for decades, starting with Del Webb himself back in 1960.  And, if you love golf, the Greater Phoenix area is home to more than 300 championship courses.

Now, more than ever, is a most awesome time to find your Active Adult Nest 4 Less in the great Southwest because the Valley of the Sun (as well as Las Vegas and Southern California) are still ripe with opportunities to buy a home short.  (A short sale is where the sellers’ lender agrees to take less that what is currently owed on the property in lieu of taking the home back in foreclosure.)

That situation gives you an unparalleled opportunity to get more home for less in the lifestyle community of your choice.  The short sales have also had a corrective effect in stabilizing prices within the residential real estate market and a by-product of that is that many new home builders have also lowered their prices to stay competitive.

Have you been California dreaming?  There has likely never been a better time for boomers and active seniors to purchase an Active Adult Nest 4 Less than now…  Certain of our Active Lifestyle Specialist Realtors® have told us that prices in their areas have gone back to what they were in the 1980’s.  How’s that for a flashback?

In Part VII we journeyed through Colorado and Nevada. 

Colorado has the high/low opportunities that you may not be able to pass up!  High as in Rocky Mountain high and low as in low, LOW prices!  Grab your skis (and your golf clubs) and get to the Mile High city of Denver to check out the Active Adult community of Windsor Gardens.  It touts itself as Denver’s Premier In-Town 55+ Community.  It is a golf course community of condominiums and townhomes situated on 143 verdant acres.  Amy and Scott have all of the details on available homes currently going from $240K for a 3 bedroom, 3 bath townhome down to $46,499 for a one bedroom  condo – now that’s Active Adult 4 Less!!     

About 10 miles southeast of downtown Denver is Aurora and the age-restricted community of Heather Gardens.  The homeowners association says it’s a carefree, maintenance-free lifestyle set on 200 park-like acres and enhanced by their award-winning 9 hole course.  The age restriction is 39 years with no one under 16 allowed as a permanent resident.  Homes are currently on the market there from $78,000 to $274,000.  Fred will give you the low-down on the available homes as well as details on the tennis, swimming, dining and everything else that this active adult playground has to offer!

Think of Nevada and what comes to mind?  Likely it’s Las Vegas.  Nevada (and Arizona) had some of the highest rises in new home prices before the market correction and mortgage meltdown but now you’ll find some of the very best values.  Think of it; no state income taxes and 24/7 gaming, shows and night life plus - mild winter weather!
