Active Adult 4 Less

Today we travel first to the Lone Star State of Texas, and then northwest to experience a "Rocky Mountain high" in Colorado as we continue on our quest to discover more great Active Adult 4 Less lifestyle communities.

A really great find is the community of Sun City Texas in Georgetown (located just 27 miles from Austin).  The focus on Sun City communities has always been amenities and Sun City Texas has got plenty of them!  After all, you’re not just buying a home – you’re buying into a lifestyle, and Oh! What a lifestyle they have to offer!!

What will you do??  Perhaps you’ll use the pools and fitness centers, or just socialize with your neighbors.  Maybe you’ll explore new interests in the arts and crafts clubs, or maybe you’ll rediscover your golf clubs!  After all, they do have 3 (yes, THREE) golf courses on property!!  If tennis is your racquet you’re in luck there too…

Currently available for immediate ownership and occupancy is a squeaky-clean 2 bedroom, 2 bathroom home of nearly 1,100 air conditioned square feet plus a two car garage and priced at just $125,000.  Wow!!  The home also features a nice sized yard with sprinkler system and mature trees as well as an over sized patio.  Ponder the day in the sitting area with bay window of your master bedroom!

There’s even more to this house so I suggest that you call our local area expert, Cheryl Williams.  She can give you all of the details on this home as well as all of the homes (both new and resale) within the great community of Sun City Texas.  By the way, she will also share with you the many advantages that the state of Texas has for (dare I use the ‘R’ word?) retirees.

I have also discovered 2 different communities within the state of Colorado that are significant in that they are really unique (and value priced)!  Sunflower Active Adult Community is an intimate (only 190 homes) gated 55+ community of home owners.  No rentals are allowed within Sunflower.  The community itself features views, views, and more views!  And, we’re talking breath taking Rocky Mountain views!  It is also a low maintenance and pet friendly community.

Sunflower is located in Fort Collins (a town that Money Magazine deemed in 2006 as the #1 “Best Place to Live”) and offers 300 days of sunshine per year.

As well as homes priced within the low to mid $100’s, the community also features a state of the art clubhouse with a library, community room, exercise room, computer lab and more.  To get the full skinny on all that Sunflower has to offer, please call Deanna Nilsen.

About due west of Denver, on the other side of the Rockies and very near to the city of Grand Junction is the small town of Clifton.  It is situated in the Grand Valley - which is the heart of Colorado wine country!  Who’d of thought?  Vineyards with a view!!

There you will find the cozy Picture Ranch Manufactured Housing Community.  It is a 55+ development of just 114 homes from 960 to 1,736 square feet, and prices of just $26,000 to only $62,500.  You purchase your home and lease your lot at a modest monthly cost of only $325 to $350 - and that also includes the utilities of water, sewer and trash.  Oh, and remember to bring your skis (and your Ray Bans) because the community is just a 2 hour scenic drive to Aspen!

OK.  Where will our Active Adult 4 Less quest take us to next time?  Who knows, but we are constantly discovering great housing buys as well as unique and interesting communities.  It is truly my pleasure to share them with you, so until then . . .
